There was a massive block of new construction closings in the Northside Village community last week. Six separate townhomes on Northside Court sold for exactly $275,000 each.

The highest sale of the week was a truly historic property at 3421 Waggoners Gap Road. Originally built in 1817 and known as the “Abraham Waggoner House”, this limestone estate sold for $875,000.

The average days on market spiked to 62 this week. This was heavily influenced by new construction properties, such as the townhome at 26 Morgan Cir #002-01 which sat on the market for 169 days before finally closing.

In stark contrast, the property at 1 Margaret Way #33F moved incredibly fast, closing after being on the market for only 1 day.

This past week demonstrated strong sales volume, driven heavily by a cluster of new construction townhome closings in the Carlisle area. While the influx of these similarly priced townhomes slightly lowered the median and average sale prices compared to the previous week, the overall market remains incredibly robust when compared to the same time last year. With a high absorption rate of 89.5% and a massive historic estate closing at $875,000, buyer demand is still exceptionally strong across a diverse range of property types and price points.
