What about paying the the Buyer Agent?
In addition to the Listing Agent fee discussed above, you will need to consider a Buyer Agent fee. Many Buyer Agents will request that you, the seller, pay the Buyer Agent fee, which can vary. And in recent years, how the commission is handled has changed slightly. Before, essentially sellers would agree to a total commission amount, and then a predetermined portion of that would go to the seller’s agent, and a predetermined portion would go to the buyer’s agent. Now, they are two completely separate fees and treated as such. This gives sellers more flexibility and room for negotiation about broker fees.

There are 3 ways of handling the buyer agent commission:
1. Actively Offer an Amount:
Predetermine an amount to offer to the Buyer Agent. If sufficient, this can make it easier and more appealing for Buyers to make an offer because they know that expense and part of the negotiation is already done. Or at least partially done: If what you are offering covers what the Buyer Agent and Buyer have agreed upon for the Buyer Agent Commission, then you are good; but if what you are offering does not cover it, then the Buyer might include an additional amount in the offer to cover it, or they might just pay the difference to their Buyer Agent out of their pocket. And if what you are offering is more than what they had agreed upon in their Buyer Agency Agreement, then the Buyer gets the difference as seller help or price break or whatever. The Buyer Agent cannot take more than what was already agreed to in their Buyer Agency Agreement. Or the Buyer might decide to give up that extra difference to help with negotiations.
2. Offer nothing, and let them include it in the offer:
Include zero buyer agent commission in your listing agreement and do not actively offer anything. Instead, you tell potential Buyer Agents exactly that, and that they are welcome to include a Buyer Agent Fee in their offer and you will consider it. Because of what I disscused in #1, we do not want to pro-actively offer X% Buyer Agent Commission, but then the Buyer would have asked for less, and now we have already committed to the higher amount.
3. Offer nothing, period:
You don’t actively offer anything, and you reject any commissions included in offers. No Buyer Agent fee, period. The Con of this is that many Buyers can barely afford to buy the house already, and to add on the Buyer Agent fee to the cash they need to close takes away a lot of the buyers that would otherewise be interested in your home.

Together, we can figure out which is the best option for you. My personal default is #2. Let them offer something because we don’t want to show our cards prematurely, but sometimes circumstances require different strategies. It’s a good idea to look at every situation and proceed accordingly.
